FIRST HOME

This I enjoy the most. Nothing beats the satisfaction of helping an individual or a couple make the transition to owning their own home.

Some clients come to me well-researched and with a property in mind. Others are starting from scratch with no firm idea about the journey they are about to start.  At either end of this scale, I aim to give the best support possible for each situation.

NEXT HOME

That first home for whatever reason is no longer suitable; a job may change location, a growing family might need to be in a specific school area or you just may need more space.

Whilst not the clients’ first time through the general process, things may have changed a lot and I can provide guidance through the latest set of challenges.

NEW RATE

You’re happy and settled where you are. No major life or financial changes. The current rate may be near the end of the cycle…

We will catch up and check for pertinent changes and consider any future plans to make sure the next step in the cycle is the most appropriate for your needs.

It may involve a change of lender or a simple new rate selection with the current lender.

NEW IDEAS

The kitchen needs changing or maybe the bathroom too. More space is needed but you don’t want to leave the area…

Sometimes these things happen in the middle of the fixed rate period so a full remortgage is not ideal. The list of reasons why an amount of money is needed is very long but there may be efficient options other than a full remortgage that might incurr a potentially large penalty fee.

We can look at options to get the funds needed as efficiently as possible.

Protection

This is a term commonly used for products such as Life Insurance, Income Protection, Critical or Serious Illness cover.

This area is a discipline of its own and to ensure these are addressed well, I use referral partners to work through them with you. Real Life Advice is my partner for this. They are protection specialists.

Some of the questions that need consideration:

What if I am sick or injured and cannot work for a period of time?
What if I die or suffer a critical illness?
What if my child is seriously ill?

General insurance

When you own a home you want to make sure it is protected from adverse events.

General Insurance is the category of cover that does this. I work with a referral partner to make sure the physical home, as well as your precious contents, are protected.

For General Insurance I have a relationship with Uinsure. I will supply a quote from their panel. And they will take care of all the queries to make sure it is at the right level of cover. For example: rebuild cost, number of bikes in the family, special items such as jewellery etc.

Between myself and these partners we cover most of the day-to-day enquiries.

Sometimes there are requirements that are outside that norm, but I can still help…

It may be that I link you to a specialist for adverse credit history or quirky buy-to-let properties or properties that need significant work before they are habitable and thus mortgageable.

You will always get a fair assessment of what is needed.

If a specialism is required I will highlight any changes from our normal processes and their potential costs as soon as possible.
